Developer Profiles

Renowned for their innovative design and execution, this development team has created a number of the South's most recognized golf and waterfront properties — including eight highly successful golf course communities, prestigious residential neighborhoods and high-end office and retail properties. Now, they are joining forces in a singular vision for this project. Full company details are provided as an appendix, and following are summaries of the principals and their strengths and experiences:

Atlantis Development, LLC

With a successful track record stretching over 30 years, Pete Bailey Jr. and Frank Callaway are the principal developers of more than 20 lakefront communities encompassing some 35 miles of shoreline, primarily in partnership with International Paper. The majority of these projects were on regulated lakes (Georgia Power-owned), where water quality issues were of paramount concern. The golfing press has been quick to praise several of these projects, lauding Cuscowilla on Lake Oconee — designed by Bill Coore and Ben Crenshaw — as #2 in "America's Best Residential Golf Course" (Golf Week, November 2003). The Audubon Society also noted the environmental stewardship demonstrated at the Cuscowilla development.

Noteworthy projects include:

  • Cuscowilla on Lake Oconee — In development since 1994, this special course is ranked 14th on Golfweek's top 100 Modern Courses and rated #1 Best Residential Golf Course in America in 2004 - Golfweek Magazine.

  • Old Sandwich Golf Club, Plymouth, MA — Opened for play in September 2004, Old Sandwich features a stunning private Bill Coore/Ben Crenshaw-designed golf course, along with a state-of-the-art learning center for year-round development of golf skill sets.

Piedmont Water Company

Established in 1992, Piedmont Water Company has quickly become one of the South's leading solutions to water and wastewater needs. With close to 70 permitted public water systems, Piedmont Water is one of the largest owners and operators of public water systems in the State of Georgia.

The Peachtree Group

Peachtree Group and its partners, Fritz Rybert, Matthew Busby, and Bob Van de Bogert, have enjoyed rave reviews in Atlanta and across the Southeast as partners in many award-winning golf course and residential communities. Formed in 1981, The Peachtree Group specializes in the development of residential communities of varying sizes. In its capacity as a community developer, The Peachtree Group is responsible for managing every facet of the development process, including site acquisition, entitlements, financial modeling, market feasibility, design, construction, marketing, sales, formation and management of builder programs, homeowner's associations and property management. Additionally, The Peachtree Group's Custom Home Division builds out a limited number of the company's "in-town" developments.

Noteworthy projects include:

  • Laurel Springs — The crown jewel of this south Forsyth County (Atlanta) community is the Jack Nicklaus Signature golf course, named "Best New Course in Georgia for 1998" by Georgia Golf News. A 14,000 SF French Countryside-style golf clubhouse sets the tone, while a Stan Smith-designed swim/tennis complex supplies the family fun.

  • Mountaintop — Demand at this family-oriented country club community, a development of Discovery Land Co. and the Peachtree Group, is at a fever pitch. "Mountain elegance" sets the tone at this 730-acre golf and lake community in the mountains of Cashiers, NC. Members enjoy exclusive use of the Tom Fazio-designed championship course, as well as access to the Lake Club on Lake Glenville. Substantial building setbacks and state-of-the-art erosion controls protect the distinctive mountain environment.
